A Northeast Florida storm can leave electrical damage that is obvious, subtle, or delayed. A downed service line demands immediate attention, but water inside outdoor equipment, a weakened surge protector, a loose service connection, or a damaged circuit may not announce itself until the next heavy load. Knowing what to observe—and what not to touch—helps homeowners and commercial property managers respond safely.
This guide explains the warning signs that justify an electrical inspection after lightning, wind, flooding, or a prolonged outage. It is not a do-it-yourself testing procedure. Storm-damaged electrical equipment can remain energized and dangerous even when part of a building appears to have lost power.
Start outside and keep your distance
Walk the property only when local conditions are safe. Look from a distance for a leaning service mast, pulled attachment point, damaged meter enclosure, hanging conductors, fallen limbs near utility lines, or electrical equipment that was struck by debris. Never approach a downed line or assume it is de-energized. Keep people and pets away and contact the utility or emergency services as appropriate.
Check visible exterior outlets, lighting, disconnects, pool equipment, signs, and panels for broken covers, impact damage, standing water, or signs that wind-driven rain entered the enclosure. Do not open covers or attempt to dry energized equipment.
Notice how the building behaves when power returns
Restored utility power does not prove that the building electrical system is undamaged. Pay attention to the first minutes and hours after restoration.
- Lights that become unusually bright, dim, or fluctuate across several rooms
- Breakers that trip again after one reset
- Buzzing, crackling, popping, or sizzling sounds
- Burning, hot-plastic, or ozone-like odors
- Warm outlets, switches, panels, or disconnects
- GFCI devices that will not reset
- Appliances, HVAC equipment, pumps, or controls that behave erratically
- Partial power where some areas work and others do not
Broad voltage changes can point to a service or neutral problem. Repeated trips can indicate a fault, wet equipment, damaged wiring, or a failed load. Do not keep resetting a breaker to force a circuit to stay on.
Lightning damage is not always visible
A nearby strike can damage electronics and controls without leaving a burn mark. Garage-door openers, HVAC boards, internet equipment, appliances, security systems, gate controls, pool equipment, and surge-protection devices may fail immediately or later.
If a whole-home surge protective device has a status indicator, observe it without removing the panel cover. A failed indicator may mean the device sacrificed itself and needs qualified evaluation or replacement. Plug-in surge strips also have finite protective capacity and should be replaced when their status indicates loss of protection.
Surge protection reduces risk; it does not make a property lightning-proof. Grounding, bonding, service condition, equipment protection, and the path the surge took all affect the outcome.
Water exposure changes the response
Electrical equipment that has been submerged, sprayed, or exposed to contaminated floodwater may not be safe to re-energize. Breakers, receptacles, switches, wiring devices, motors, controls, and appliances can retain moisture or contaminants even after surfaces look dry.
Do not turn equipment back on simply because the water receded. Document the water line and affected areas from a safe location. A licensed electrician can identify which electrical components require replacement, which may be evaluated, and how to coordinate with the utility, insurer, restoration contractor, or equipment technician.
When an inspection makes sense
Schedule a storm-related electrical inspection when the property experienced a nearby lightning event, water intrusion near electrical equipment, damage to the service, repeated breaker trips, partial power, widespread flickering, unusual equipment failures, or impact damage around exterior electrical components.
The inspection scope should match the event. Depending on the symptoms, an electrician may evaluate the service and meter-side connections that are accessible to the contractor, panel and disconnect condition, grounding and bonding, surge protection, affected branch circuits, outdoor equipment, and voltage under appropriate conditions. Specialized equipment may also need its own service technician.
What to document before the electrician arrives
- The approximate time of the storm, outage, lightning event, or water intrusion
- Rooms, circuits, and equipment affected
- Breakers or GFCIs that tripped and whether they tripped again
- Photos taken without approaching damaged utility conductors or opening equipment
- Utility notices, alarm codes, and equipment error messages
- Any burning odor, heat, noise, flickering, or partial-power pattern
- Recent electrical work or pre-existing problems that may be relevant
Good documentation speeds diagnosis and helps separate storm damage from unrelated equipment failure.
What is an emergency?
Call emergency services for fire, smoke, or an immediate threat to life. Contact the utility for downed lines, damaged utility conductors, or unsafe meter-service conditions within its responsibility. Leave the affected area and avoid electrical equipment when there is active arcing, a strong burning odor, rapid voltage fluctuation, or water near energized components.
