Older home electrical buyer checklist
Older Jacksonville homes can be excellent purchases, but cosmetic updates do not reveal service capacity, wiring condition, grounding, or unpermitted changes. Use this checklist during the inspection period to turn unknowns into a practical repair and upgrade plan.
Service and panel
- Confirm the service rating, panel manufacturer, main disconnect location, condition, and available breaker space
- Look for documented corrosion, overheating, water intrusion, missing covers, or incompatible breakers
- Ask whether planned HVAC, EV charging, pool, hot tub, generator, range, workshop, or addition loads require a calculation
- Verify that panel directories are legible and reasonably match the areas and equipment they control
- Do not remove electrical covers yourself; request a licensed evaluation when the condition or capacity is unclear
Wiring and protective devices

- Confirm current insurance questions directly with the buyer’s insurer rather than assuming every carrier uses the same rules
