Commercial tenant build-out electrical checklist
A lease, floor plan, and equipment list should become one coordinated electrical scope before walls close. Use this checklist to reduce change orders, capacity surprises, shutdown conflicts, and opening-day delays.
Do not purchase major equipment or promise an opening date until the available voltage, phase, capacity, connection requirements, permits, and utility responsibilities have been verified for the actual space.
Define the space and operating plan
- Confirm the lease limits, permitted use, occupancy needs, landlord criteria, association rules, and responsibility for base-building electrical work
- Provide a dimensioned plan showing walls, doors, counters, equipment, workstations, storage, exits, signs, and accessibility requirements
- List operating hours, staffing, customer flow, security needs, after-hours access, and the target opening date
- Identify the general contractor, architect, engineer, landlord representative, equipment vendors, low-voltage contractor, and permit coordinator
Build a complete electrical load list
- Collect manufacturer specifications for HVAC, kitchen equipment, refrigeration, machinery, salon equipment, medical equipment, IT, signs, and specialty systems
- Record voltage, phase, amperage, connection type, startup load, dedicated-circuit requirement, and final equipment location
- Separate owner-furnished, tenant-furnished, landlord-furnished, and contractor-furnished equipment
- Include future expansion, spare capacity, EV charging, backup power, and equipment likely to be added after opening
Verify the existing building conditions
- Document the service, meter, main disconnect, panels, transformers, available spaces, voltage, phase, and accessible panel schedules
- Do not treat an empty breaker position as proof of capacity; request load calculations and engineering when the project requires them
- Confirm circuit ownership in shared spaces and identify any electrical equipment that serves other tenants
- Review existing lighting, emergency and exit lighting, receptacles, grounding, surge protection, fire-alarm interfaces, and accessible routes
- Plan destructive investigation before pricing when concealed conditions cannot be verified from records or a walkthrough
Coordinate permits, shutdowns, and turnover
- Define drawing, permit, inspection, utility, and plan-review responsibilities before construction begins
- Schedule shutdowns around neighboring tenants, refrigeration, servers, security, life safety, and business operations
- Confirm temporary power, lockout procedures, access, noise restrictions, dust control, ceiling access, and restoration limits
- Require equipment startup, testing, panel directories, labeling, inspection approval, warranty information, and as-built records at turnover
- Leave time for inspection corrections, utility coordination, equipment changes, and owner training before the public opening date
