Commercial power outage prevention checklist

Many expensive disruptions begin with ignored heat, water, loose connections, undocumented loads, or unclear shutdown plans. This checklist helps Jacksonville owners and property managers turn those risks into assigned actions.

Document the electrical system

  • Record service voltage, phase, service size, main disconnect, panels, transformers, and generators
  • Keep accurate panel directories, one-line drawings, equipment schedules, and prior reports
  • Identify landlord, tenant, utility, and contractor responsibilities before an outage
  • List emergency contacts, access instructions, alarm codes, and after-hours authorization limits
  • Photograph normal equipment condition so storm or heat damage is easier to compare

Identify business-critical loads

  • Separate life-safety loads from refrigeration, IT, security, and process priorities
  • Document acceptable downtime and restart procedures for each critical system
  • Confirm generator, transfer-switch, UPS, and surge-protection coverage instead of assuming it
  • Account for new HVAC, kitchen, EV charging, machinery, or tenant loads before installation
  • Keep safe shutdown instructions available to managers—not only inside a vendor’s inbox

Watch for preventable failure signals

  • Recurring breaker trips, unexplained resets, or equipment that fails during peak demand
  • Heat, odor, buzzing, discoloration, corrosion, water intrusion, or loose equipment covers
  • Dimming, voltage complaints, or poor power quality across several areas
  • Blocked electrical space, missing labels, open knockouts, or unauthorized modifications
  • Storm-damaged exterior equipment, roof penetrations, signs, lighting, or service components

Plan maintenance around operations

  • Schedule inspections and testing based on condition, environment, and business risk
  • Coordinate shutdowns with tenants, IT, security, refrigeration, and life-safety vendors
  • Use qualified people and documented procedures for energized or high-risk work
  • Track corrections by priority, owner, due date, photos, and completion evidence
  • Review the outage plan after renovations, tenant changes, equipment additions, and storms
