Commercial EV charger site planning checklist

Good charging projects begin with vehicle use, electrical capacity, parking conditions, and an operating plan—not a charger purchase. Use this checklist to prepare a useful site assessment for a business, multifamily property, association, or fleet in Northeast Florida.

Do not order chargers or promise charging speeds until the service configuration, available capacity, utility requirements, accessible-space layout, network coverage, permitting, and equipment compatibility have been verified.

Define who will use the chargers

  • Identify whether charging is for employees, tenants, residents, customers, the public, fleet vehicles, or a combination
  • Estimate vehicle dwell time, daily mileage, arrival patterns, overnight availability, accessibility needs, and expected growth
  • Choose an operating policy for access, reservations, idle time, pricing, reimbursement, enforcement, and after-hours use
  • Assign responsibility for support, charger uptime, software accounts, billing disputes, maintenance, and replacement

Document the electrical system

  • Record the utility service, meter arrangement, voltage, phase, main rating, panels, transformers, and distance to proposed parking
  • Obtain recent demand information and a qualified load calculation; empty breaker spaces do not prove available capacity
  • List major existing and planned loads such as HVAC, kitchens, elevators, pumps, machinery, solar, batteries, and generators
  • Evaluate load management, phased installation, a new service, transformer work, or utility upgrades when full output is unavailable

Plan parking, pathways, and equipment

  • Mark charger locations, accessible spaces, wheel stops, bollards, signage, lighting, drainage, traffic flow, and cable reach
  • Survey conduit routes, trenching, boring, pavement restoration, landscaping, wall penetrations, and future stub-outs
  • Select equipment for the environment, connector, output, network, payment, reporting, warranty, and service requirements
  • Confirm cellular or Wi-Fi coverage before choosing networked chargers and define what happens if connectivity is lost

Coordinate approvals and long-term operation

  • Confirm ownership, landlord, association, accessibility, zoning, utility, engineering, permit, inspection, and incentive requirements before purchasing equipment
  • Define who owns the infrastructure, chargers, software subscription, energy costs, data, warranties, and future repairs
  • Plan installation outages around tenants, customers, life-safety systems, refrigeration, security, and business operations
  • Require circuit identification, panel schedules, commissioning results, network setup, user instructions, as-built records, and a maintenance plan
